Talegaon Has Everything Right – But It Must Choose Its Future Carefully

The 50,000-Job Catalyst

“Talegaon is the obvious example,” Pharande states. “We have a government-planned 1,100-acre defence industrial park expected to create 50,000 jobs. Welspun One’s Rs. 550 crore logistics park, 1.2 million sq. ft., is coming to MIDC Phase IV. ESR’s 60-acre park is already operational. The Pune Ring Road’s western section is targeted for completion by May 2027, and a Rs. 3,923-crore elevated corridor connecting Talegaon, Chakan, and Shikrapur is moving through tendering.”

‘Greenovation’ Beyond Greenwashing

In an industry notorious for greenwashing, Pharande coined “Greenovation” to demand accountability.

“The industry has become very good at putting trees in brochures. I wanted something demonstrated in actual construction, layout, and numbers.”

In communities like Vaarivana, over 70 per cent of the total area is dedicated to greenery—a layout constraint, not a marketing statistic. Rainwater harvesting, solar energy systems, and wastewater recycling are mandated in every project.

For Talegaon, this matters enormously.

“Talegaon’s green character, the Sahyadri foothills, cleaner air—is a genuine asset. The moment you build at city-centre density, you destroy what buyers are coming for.”

Two Buyer Segments Driving Demand

Pharande has observed a dramatic shift in buyer expectations.

“Five years ago, buyers evaluated location and price. Now they ask: what does the street look like? Who are my neighbours? Where do my children play? These are questions about community.”

In Talegaon, he identifies two growing segments. The first is the affordable 2–3 BHK buyer—people working in logistics, manufacturing, and defence who want to live close to work. The second is the quality-of-life buyer, often a Pune family wanting more space and cleaner air.

“The entry price in Talegaon remains below core Pune, making it accessible. Well-located projects have recorded 80–90 per cent appreciation over the past five years, with potential to reach 100 per cent by 2028–29 as infrastructure comes online. That combination, affordability and appreciation, is rare.”

The Pradhikaran Lesson and Talegaon’s Critical Choice

Pradhikaran works because a plan was made and followed—proper road widths, functional nodes, a legible grid.

“Talegaon sits at exactly the moment Pradhikaran sat at decades ago—early enough that right planning decisions can still be made, but with genuine urgency.”

The Ring Road will open Talegaon significantly.

“The question is: who builds there, and what do they build? If the next five years see fragmented projects without adequate road widths, green buffers, or social infrastructure, Talegaon will follow Chakan’s hinterland rather than Pradhikaran’s. That would be a genuine loss.”

Township-Scale Thinking Is the Only Solution

“The demand for integrated townships has grown directly from buyer expectations. People want the whole ecosystem—parks, sports, healthcare, schools, retail—within a walkable radius. You cannot build that on three acres.”

Smaller projects without social infrastructure will compound into the same density problems that have eroded quality of life in adjacent areas.

“Talegaon is benefiting from spillover demand seeking a better environment. If it replicates those planning errors, it will face the same fate.”

Trust as a Non-Renewable Resource

Starting from scratch in 1994 with bank loans and goodwill, Pharande carries both a founder’s survival instinct and the discipline of IIM Bangalore.

“The fundamentals never change: deliver what you promise, treat customer trust as a non-renewable resource, and build for the long term.”

That’s why he invests in sustainability and township-scale planning.

“It costs more in the short run. It is worth considerably more over a decade. Greenovation isn’t altruism, it’s good business. In a market like Talegaon, still forming its identity, early developers have disproportionate influence over standards. I take that responsibility seriously.”

The Vision: Communities That Age Well

“The vision is to build communities still considered quality addresses twenty years from now, not projects that look good at launch and age poorly. That demands scale, green cover, and planning that anticipates growth rather than reacts.”

For Talegaon, the stakes are clear.

“Talegaon’s single biggest risk is not lack of demand. It has plenty. Its risk is that demand gets met in the wrong way, through fragmented, under-planned development that destroys the very attributes making it attractive.”

“Talegaon has everything right—location, infrastructure pipeline, employment drivers, natural environment. But it must choose its future carefully. The next few years are the window to get this right. I intend for Pharande Spaces to be on the right side of that choice.”

The transformation of Pune’s periphery is accelerating, and Talegaon stands at a crossroads. With unprecedented investment on the horizon, the region has the ingredients for planned, sustainable growth. But as Anil Pharande’s vision makes clear, opportunity alone is not enough, it must be met with responsible planning and the courage to build for the long term.
